After the Feasibility is approved, we wire a cash deposit and you receive an upfront payment applicable to the purchase price.

We prepare and present a Purchase and Sale Agreement with terms that are tailored to your needs and goals. Permitting and city approval can take anywhere from 12 to 18 months, and we can typically offer a higher purchase price for longer closing timelines.
Because each property is unique, we conduct an in-depth feasibility to confirm our initial findings with local permitting departments and our engineers and architects. The duration of feasibility is mutually agreed upon at the time the Purchase and Sale Agreement is signed and timelines are always clearly communicated.
Once Feasibility is approved, we wire Earnest Money to escrow and instruct them to release a non-refundable deposit. This cash deposit is applicable to the purchase price and the funds will be wired directly to your bank account.
You will receive the balance of the sales price in cash at closing and if needed you can opt for a "rent back" time period and remain in the home while you look for a new home, or move out stress-free.
